Important Disclaimer — Please Read Carefully

This disclaimer applies to all Subdivision Feasibility Assessment reports ("Reports") prepared by STN Civil Solutions. By purchasing a Report, you acknowledge and agree to the terms below.

Nature of This Report

Each Report is a preliminary desktop assessment based on information available from publicly accessible government databases, planning scheme documents, and other sources at the time of preparation. It has been prepared without a physical site inspection, without a title search, without a property interest report, and without a formal survey. The findings are indicative only.

This Report does not constitute professional engineering advice, town planning advice, legal advice, financial advice, or a formal development assessment. It is general guidance only and must not be relied upon as a substitute for formal professional advice from a licensed engineer, registered town planner, solicitor, or financial adviser.

Planning and Zoning Information

Planning scheme information, zoning classifications, overlay codes, and development requirements are sourced from the relevant local government planning scheme and state government databases at the date of the Report. Planning schemes are subject to amendment at any time. STN Civil Solutions makes no representation that the planning information contained in any Report is current, complete, or free from error. The client must independently verify all planning and zoning information with the relevant local government authority prior to making any decision.

Cost Estimates — Critical Caveat

⚠ All cost estimates are indicative order-of-magnitude estimates only.

They are provided solely to assist in forming a preliminary view of project viability. They are not quotes, not tenders, and not binding commitments of any kind.

Actual costs may differ materially from estimates due to:

  • Site-specific conditions identified during detailed design or site inspection
  • Variations in contractor pricing and current market conditions
  • Council-imposed infrastructure charges, which are set by resolution and subject to change
  • Utility authority connection costs, which vary by distance, capacity, and authority
  • Geotechnical conditions (soil type, bearing capacity, groundwater) which can only be determined by a geotechnical investigation
  • Statutory fees, levies, and charges imposed by government authorities
  • Changes in material costs, labour rates, or regulatory requirements between the date of this Report and the date of construction

The client must obtain formal quotes from licensed contractors and consultants before committing to any expenditure. STN Civil Solutions accepts no liability for any loss or damage arising from reliance on cost estimates in any Report.

Financial Feasibility Analysis

Any financial feasibility analysis, return on investment calculations, or profit projections contained in a Report are based on indicative cost estimates and assumed market values only. They do not constitute financial advice. The client must seek independent financial advice from a qualified financial adviser before making any investment decision. STN Civil Solutions is not a licensed financial services provider and does not hold an Australian Financial Services Licence (AFSL).

Flood, Environmental and Hazard Information

Flood hazard, bushfire hazard, contamination, and other environmental overlay information is sourced from publicly available government mapping and databases. This information is indicative only. The client must obtain a formal flood report, bushfire assessment, or environmental assessment from the relevant authority or a qualified specialist before relying on any such information for development purposes.

Limitation of Liability

To the maximum extent permitted by law, STN Civil Solutions' total liability to the client for any loss or damage arising from or in connection with any Report (whether in contract, tort, negligence, or otherwise) is limited to the fee paid by the client for that Report. STN Civil Solutions excludes all liability for indirect, consequential, special, or punitive loss or damage.

Nothing in this disclaimer excludes, restricts, or modifies any consumer guarantee, right, or remedy that cannot be excluded under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)).

Confidentiality

Each Report is prepared for the named client only. It must not be provided to, or relied upon by, any third party without the prior written consent of STN Civil Solutions. STN Civil Solutions accepts no liability to any third party who relies on any Report.


Terms of Service

1. Nature of the Service

STN Civil Solutions provides preliminary desktop subdivision feasibility assessments. Our Reports are general guidance documents only. They do not constitute professional engineering advice, town planning advice, legal advice, or financial advice. They are not a substitute for formal professional advice from a licensed engineer, town planner, lawyer, or financial adviser.

2. No Guarantee of Subdivision Approval

A positive feasibility assessment in our Report does not guarantee that a subdivision application will be approved by the relevant local government authority. Development approval is at the discretion of the local government and is subject to many factors that cannot be fully assessed in a desktop study.

3. Cost Estimates

All cost estimates in our Reports are indicative order-of-magnitude estimates only. They are not quotes. Actual costs may differ materially. You must obtain formal quotes from licensed contractors before committing to any expenditure. We accept no liability for any loss arising from reliance on cost estimates.

4. Payment and Delivery

Reports are delivered by email in PDF format within 5 business days of receipt of full payment. Payment is processed securely via Stripe. All prices are in Australian dollars. GST is included in all displayed prices.

5. Refund Policy

Because our Reports involve professional time and research, we do not offer refunds once a Report has been delivered. If you believe your Report contains a factual error, please contact us within 14 days of delivery and we will review and correct any verified errors at no charge. This does not affect any rights you may have under the Australian Consumer Law.

6. Australian Consumer Law

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. You are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the services remedied if they fail to be of acceptable quality.

7. Intellectual Property

All Reports are the intellectual property of STN Civil Solutions. You may use the Report for your own personal or business purposes only. You must not reproduce, distribute, or sell the Report to any third party without our prior written consent.

8. Governing Law

These Terms are governed by the laws of Queensland, Australia. Any disputes are subject to the exclusive jurisdiction of the courts of Queensland.

Recommended Next Steps After Receiving Your Report

Before making any decision based on your Report, we recommend:

  1. Verify zoning and overlays directly with the relevant local government authority
  2. Request a pre-lodgement meeting with the local government (typically free of charge)
  3. Engage a registered surveyor to confirm lot dimensions and boundaries
  4. Obtain a geotechnical investigation if earthworks or drainage are involved
  5. Obtain formal quotes from licensed civil contractors
  6. Seek independent legal and financial advice
